WHEREAS, Client desires to engage Contractor to perform ongoing maintenance services (the "Services") on the HVAC system located at the property located at [Client Property Address] (the "Property").

NOW, THEREFORE, in consideration of the foregoing premises and the mutual covenants contained herein, the parties agree as follows:

1. Scope of Services

Contractor agrees to perform the following Services on the Client's HVAC system at [Frequency of Service] intervals (e.g., bi-annually):

Contractor's liability under this Agreement is limited to the total annual service fee paid by Client. Contractor shall not be liable for any indirect, incidental, consequential, or special damages arising from this Agreement.

8. Insurance

Contractor maintains general liability insurance with minimum coverage of [Amount] to protect Client from any damages caused by Contractor's negligence. Client is responsible for obtaining their own property insurance.

9. Entire Agreement

This Agreement constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior or contemporaneous communications, representations, or agreements, whether oral or written.
